Our rigorous site selection standards ensure optimal performance and long-term value for every gas station and convenience store location. Prospective sites should meet the following requirements:
- Acquisition Structure Fee-simple purchase, ground lease, build-to-suit, or modified build-to-suit arrangements
- Parcel Size 0.75 to 30 acres
- Site Configuration & Access Corner lots, signalized intersections, or unrestricted-access locations Prominent visibility with dedicated ingress and egress points
- Proximity Immediate access to highway exits and entrances
- Zoning & Use Permitted for fuel retail and convenience operations Drive-thru zoning preferable
- Traffic & Demographics Average daily traffic volumes exceeding 15,000 vehicles High daytime population density and pedestrian activity
- Utilities & Infrastructure Direct connections to municipal water and sewer systems
